A new commercial development which includes a Three Bears Convenience Store, Gas Station, Sudzy Salmon Car Wash, and Midas Auto Shop, which is being built by “Steam LLC” and spearheaded by Mat-Su Valley builder Todd Nugent of Howdie Construction and Architect Pat Eder, was on the agenda of the March 10th City of Wasilla’s Planning Board meeting.
This development called “Steam Commons” seems to be very similar to the new Three Bears Convenience Store, Gas Station, and Sudzy Salmon Car Wash (minus the Midas) which just opened on the Glenn Highway in downtown Palmer.
However, at the last minute, the developers of this new Wasilla project decided to go forward with the permit for the Midas Shop only. They explained in an email to the City Planning Department on March 1st that they would bring the Three Bears Convenience Store, Gas Station, and the Sudzy Salmon Car Wash items forward for permitting separately at a later time.
The Planning Board approved the permit for the Midas Shop at the March 10th meeting. The Mat-Su Borough Planning Department, in a comment on the development, noted that the traffic might be a problem in that congested area.
